Langley is one of the most active new construction markets in the Lower Mainland, concentrated heavily in Willoughby (where the Township's growth plan has produced over a decade of consistent subdivision build-out), Walnut Grove (custom infill on larger lots and selective subdivision), and Murrayville (custom and high-end spec). We work both sides — full electrical for builder spec homes on contract with the GC, and direct-to-owner work on custom builds where the owner manages the project.
The typical Langley new build is a 2,400 to 3,500 sq ft two-storey detached home with attached garage, finished basement, and 200A service from day one. EV-ready conduit is standard on every build we wire — a 50A circuit run to the garage during rough-in costs almost nothing extra and saves the owner $1,200+ if they add a charger later. Generator inlets on the panel and pre-wiring for solar are common owner upgrades we include at rough-in stage when specified.
Langley Township's building permit process is well-organized and the Technical Safety BC electrical permit runs in parallel. We pull the electrical permit at job start, coordinate the rough-in inspection after framing and electrical wiring is in but before insulation closes the walls, and book the final inspection after drywall, paint, and trim are complete. The Township's framing and final building inspections coordinate with our electrical inspections so the GC's schedule doesn't get held up.
For homeowner-managed custom builds, we're happy to do the takeoff and load calculation from your blueprints before you break ground. Most custom Langley builds we quote at $20,000 to $35,000 for full electrical including 200A service, EV-ready conduit, hardwired smokes and CO, panel installation, full rough-in, and trim-out. Builder spec contracts vary by builder relationship and scope.
Every Langley new construction electrical includes
- Plan review and load calculation from your blueprints
- Rough-in wiring after framing, before insulation
- 200A service entrance and main panel (Eaton, Square D, or Siemens)
- BC Hydro coordination for service connection
- EV-ready 50A conduit and circuit to the garage (default)
- Generator inlet on the panel (where specified)
- Hardwired smoke and CO detectors with battery backup, interconnected per code
- Structured cabling and low-voltage pre-wire (where specified)
- Trim package: outlets, switches, plates, fixtures
- Technical Safety BC permit, rough-in and final inspections coordinated with Langley Township BP
$6 to $10 per square foot typical for full electrical
These are typical price ranges — exact pricing varies depending on your specific build, and every Langley new construction job gets a line-item quote based on your blueprints. Per-square-foot pricing assumes a standard single-family build with one panel, standard fixture count, and the default EV-ready and generator-inlet inclusions. Custom Langley homes with feature lighting, structured cabling, theatre rooms, dedicated generator wiring, or multi-unit work (laneway house + main residence) price higher and quote separately. Builder spec contracts negotiate based on the builder relationship and per-home scope.
The Langley permit process
Langley new construction electrical work requires a Technical Safety BC electrical permit pulled by an FSR-licensed electrician. Langley Township's building department issues the parallel building permit handled by your GC. We coordinate the electrical rough-in inspection with the Township's framing inspection so the GC's drywall schedule isn't held up, and the final electrical inspection coordinates with the Township's final building inspection at the same stage.
Langley new construction electrical FAQs
- Yes — custom builds in Walnut Grove, Murrayville, Willoughby, and the rural Township are a regular part of our work. We do the load calculation from your blueprints, full rough-in, BC Hydro coordination for service connection, and final trim. We can bid against your existing budget or build the electrical scope into your project from scratch. About half our custom-home work comes via referrals from custom builders we've worked with before.
- Yes — builder spec contracts are a regular part of our Langley work, especially in the Willoughby subdivision build-outs. We carry the electrical scope across multiple homes in a phase on a single contract, which is more cost-efficient for the builder than per-home pricing. We're set up to handle the volume scheduling that high-cadence builders run on.
- Yes. The cost to run 50A conduit from the panel to the garage during rough-in is under $200 (mostly material). The cost to retrofit the same circuit later, after drywall, finished garage, and yard landscaping, is typically $1,200 to $2,500. Even if the homeowner has no immediate plans to install an EV charger, the future-buyer's appraisal benefits from EV-ready capacity in a Langley market where EV adoption is high. We default to including it.
- Rough-in is typically 4 to 8 days on a single-family home, depending on size and fixture count. Final trim happens after drywall and paint and takes 3 to 5 days. Service connection day with BC Hydro is a separately scheduled event. Total elapsed electrical time fits inside the GC's overall schedule with no electrical-caused delays in our normal experience.
- Yes. Langley Township and Langley City have separate ADU and laneway-house policies that have evolved over the past several years. Each ADU requires its own electrical permit, a separate sub-panel from the main residence, and a load calculation confirming the existing service supports both units. For laneway houses specifically, we coordinate exterior service routing with the Township's building inspector.
- Standard inclusions: load calc, full rough-in wiring per BC Electrical Code, 200A service entrance and main panel, BC Hydro coordination, EV-ready 50A conduit to garage, hardwired interconnected smoke/CO detectors, full trim (outlets, switches, plates, fixtures supplied to spec), and TSBC permit + inspections. Excluded by default: feature lighting controls, structured cabling, theatre wiring, generator wiring, solar pre-wire, EV charger hardware itself, and chandelier-class fixture installation labour. Those quote as line items.
